Frequently Asked Questions
What is the square foot cost to build a new home?
It depends on many factors:
- Topography of the site. Houses on flat lots are less expensive to build than those on sloped lots.
- Number of stories. Single story homes typically are more expensive to build than multiple stories because of their larger footprint and roof.
- Location. A developed subdivision usually has utilities to the property line. Acreage lots may require utilities to be brought in over long distances and/or drill wells and install septic systems.
- Size. A smaller house with the same quality of finish of a larger home will be more expensive per square foot. Larger homes tend to put their additional square footage into bedrooms, recreation rooms, and bonus rooms, the less expensive parts of the home. Kitchens and baths are typically the most expensive to build per square foot.
- Level of finish and style. More expensive finishes may include granite counters versus laminate or hardwood floors instead of carpet.
Why would I choose TCC over the low bidder?
Any builder can be the low bidder, especially with incomplete information and allowances. Tryon Creek does not use allowances but works from a fair contract price, is committed to quality construction practices and above-and-beyond service.
Unless you have drawings and materials specifications that are 100% complete, you cannot compare one bid to another. By comparing bids you are only comparing price, ignoring quality of workmanship, service and ability to meet a schedule.
Often times when you go with low bidder it increases the chances for costly change orders.
Why doesn’t TCC use allowances?
Allowances are impossible to estimate correctly and don't usually account for level of finish and style. Many times, allowances are used by builders to lower their bid. This sets clients up for unpleasant cost surprises later which can put the client and builder at odds with each other. By spending the time up front to research what you want, you are ensured an accurate price.
How long does it take to build a home?
How long your home takes to build depends on many factors. Prior to the start of construction there are big tasks at hand:
- Design can be as short as 1 month but usually takes 6-12 months.
- Depending on the jurisdiction and complexity of the house, permits can take as little as a month but typically 2-4 months.
- Material selections may take a month or more to select. We then incorporate your selections into a detailed specification.
- Developing your final price usually takes 2 to 4 weeks depending on complexity.
- Securing financing with the lender takes a minimum of 6 weeks.
Many of these activities are done concurrently whenever possible to reduce the overall time frame.
Once construction begins, the time frame depends on:
- Type of lot (flat versus sloped), access to the lot
- Size and complexity of the project
- Number of changes that are made during construction
A small custom home can take 4 to 6 months to build; a large custom home 9-12 months or longer.
